Job Description
Your Team
Reporting to the President, Canada & PNW, Land & Housing, the VP/ Director, Operations leads and is accountable for the development, execution, and financial success of the strategic business plan for the region.
Your Key Deliverables
Develop and implement community strategic plan and establish
Establish and maintain team environment that fosters cooperation and collaboration of operations, marketing, finance and accounting groups
Recruit builder and developer partners to acquire residential lots, multi-family parcels, commercial and mixed-use parcels.
Negotiate and execute purchase and sale agreements for residential lots, multi-family parcels, commercial and mixed-use parcels.
Direct timely feasibility review and closing of land sales transactions.
Lead community planning and development including:
Community Vision, Start-up and Grand Opening
Residential, Commercial and Mixed-Use Master Land Planning
Residential Segmentation Program
Amenity Planning
Entitlement Approvals and Mitigation Obligations
Engineering and Permitting
Construction, Maintenance and Operations
Manage relationships with city, local and state agencies, utilities and elected officials to support entitlement efforts, development goals, community relations and regulatory compliance.
Prepare and present regular reports and updates to Newland Executive Committee and project Operating Committee.
Direct preparation of the annual business plan, quarterly updates and monthly updates to revenue and cost forecasts.
Promote team participation through mentoring, coaching and encouraging direct reports and other support staff.
Represent Newland and community as primary media spokesperson.
Represent Newland in community leadership opportunities such as economic development council, Home Builder Associations, Urban Land Institute, Chamber of Commerce, realtor organizations.
Establish and ensure efficient management of HOA, COA and Maintenance Associations.
Direct the efficient management of architectural review committee and builder adherence to design guidelines.
Manage raw developed and undeveloped land to ensure the appropriate level of maintenance, ad valorem tax and status, agricultural status, and minimization of potential liability issues, etc.
Participate in regional growth strategy implementation, to include acting as an acquisitions team member, as requested.
Participate as team member in company initiatives as requested.
Must Haves
A Bachelor’s degree in Business, Real Estate, Civil Engineering, Construction Management or related discipline
10+ years in land development with an emphasis on creating master-planned communities including residential lot subdivisions and commercial parcels
Demonstrated leadership, coaching and mentoring capabilities
Strong project management and budgeting skills
Strong verbal and written communication skills
Experience in managing development teams (consultants, contractors, agencies) to achieve business plan goals
Strong work ethic and ability to meet deadlines
Ability to work well in a team environment
Advanced Word, Excel and PowerPoint skills
