JOB TITLE:           Associate, Investments

LOCATION:          4500 Dorr Street, Toledo, OH 43615, and work from home. 

DUTIES: Analyze potential investments in seniors housing, outpatient medical facilities, and age-restricted multifamily. Provide investment expertise in commercial real estate investing, healthcare investing, lending, investment banking, and/or investment sales. Underwrite potential acquisition and development opportunities, conduct operator/client credit analysis, and review and analyze business plans, management teams, budgets and financial statements, both at the company-wide and individual property or portfolio level.  Serve on a team that is at the forefront of the growth of the business and has ownership of working on all new investments from the initial valuation and deal structuring through detailed due diligence and closing. Key responsibilities include: financial analysis and forecasting, real estate valuation, market analysis/site selection, demographic and utilization analysis, credit analysis, business place review, managing deal process, and legal document review. Monitor and evaluate operator and property performance. Summarize and report asset management findings to management. Participate in monthly and quarterly meetings with operators. Creatively structure equity and debt investments to optimize risk-adjusted returns. Perform real estate modeling including valuations, returns and waterfall distributions. Use MS Office Suite, including Excel, or any other relevant systems used for financial modeling. Analyze and negotiate legal documents. Perform due diligence, including researching financial performance, financial position, and credit analysis.  

REQUIREMENTS: Bachelor's or foreign equivalent degree in Economics, Business Administration, Accounting, Finance or a related field and 2 years of experience in the job offered or 2  years of experience in an investment analyst, investment associate, or in a related/similar position. Experience therein to include 2 years of experience working in commercial real estate investing, healthcare investing, lending, investment banking, or investment sales. 2 years of experience in real estate modeling including valuations, returns and waterfall distributions. 2 years of experience with MS Office Suite, including Excel, or any other relevant systems used for financial modeling. 2 years of experience analyzing and negotiating of legal documents. 2 years of experience performing due diligence, including researching financial performance, financial position, and credit analysis. Approximately 25% domestic travel required. Ability to work from home.

In lieu of a Bachelor's degree and 2 years of experience in the skillsets stated above, the employer will accept a Master's or foreign equivalent degree in Economics, Business Administration, Accounting, Finance or a related field and experience, college project experience, or college course work in the following: commercial real estate investing, healthcare investing, lending, investment banking, or investment sales; in real estate modeling including valuations, returns and waterfall distributions; MS Office Suite, including Excel, or any other relevant systems used for financial modeling; analyzing and negotiating of legal documents; and performing due diligence, including researching financial performance, financial position, and credit analysis. Approximately 25% domestic travel required. Ability to work from home.
